John Hancock Life Insurance Co. has offered $156.25 million to a real estate portfolio owned by a venture between Duke Realty Corp. and CB Richard Ellis Realty Trust, Commercial Real Estate Direct reports. The financing includes five loans that have 10-year terms, 30-year amortization schedules and a 5.24 percent rate. They represent 51.1 percent of the portfolio's $305.8 million value. The venture need not repay the loans during the first two years. The loans can subsequently be repaid with a yield maintenance penalty rider.
