C-III Capital Partners, a unit of Island Capital Group, is launching two new investment portfolios, Commercial Real Estate Direct reports. The C-III High Yield Real Estate Debt Fund will focus on debt investments, while the C-III Recovery Fund I will target debt and equity stakes in properties. The debt fund, which was registered to launch earlier in 2011, had already raised $69.6 million of equity commitments. The other fund is seeking to raise commitments through an unusual offer to some investors in one of the debt-investment funds.
